Recently, our team performed a job that required drywall ceiling repair due to water damage. It was caused by faulty drain pipe in the bathtub in the master suite above the dining room. The owner said that that dining room quickly became a mini rain forest and scared him to death. They quickly shut off the water, but it was too late for the dining room ceiling. Twenty five percent of the ceiling had to be removed before we started the drywall ceiling repair. My team and I came in after the plumber had finished fixing the pipe that had malfunctioned. The existing ceiling had popcorn texture on it which nobody likes any more and is nearly impossible to patch correctly. Therefore, I told the owner that in order to do this drywall ceiling repair the right way we might as well scrape the whole ceiling, patch the hole, and then texture it again with an orange-peel or knock-down. He choose the orange peel because the rest of the walls in the house where textured the same way. This made it easier on us. Orange peel texture is probably the easiest one to apply for drywall ceiling repair. To ensure that the carpet and walls were not harmed during the drywall ceiling repair, we used plastic and tape to cover everything. Then, in order to get the entire project done in one day, we used 20-minute drywall mud. You can buy this at Home Depot or Lowes in the bags. It sets up much faster than regular premixed mud, especially when you speed up the dry time with a heat gun. Within about 5 hours we were ready to sand and texture the drywall ceiling repair. After texturing the entire ceiling, we primed and painted it. There was a little bit of touch up to do on the walls that were adjacent to the ceiling repair, but the owner provided the paint-match for that. All said and done, the drywall ceiling repair took us 9 hours from start to finish, which made for a long day, but other companies would probably split this type of repair up into two or three days. The owner was extremely pleased after everything was cleaned up and will continue to use our team for repairs in the future. |
